TERMS, DUE DILIGENCE & NON-REFUNDABLE DEPOSIT AGREEMENT
By completing this purchase and checking the acknowledgment box, Buyer confirms that Buyer has read, understands, and accepts the Terms and Conditions of Purchase and authorizes payment by credit card, PayPal, or other approved payment method.
Buyer acknowledges and agrees that the property is being sold and conveyed strictly “AS IS, WHERE IS, WITH ALL FAULTS,” without any representation or warranty by Seller, express or implied, including any warranty regarding condition, suitability, merchantability, fitness for a particular purpose, development potential, access, utilities, zoning, buildability, or intended use.
Buyer understands and agrees that ALL DUE DILIGENCE IS SOLELY BUYER’S RESPONSIBILITY AND MUST BE COMPLETED BEFORE SUBMITTING PAYMENT AND CHECKING THIS BOX. This includes, but is not limited to, independently verifying the property’s *location, acreage/lot size, boundaries, legal description, title, taxes, zoning, road access, utilities, physical condition, restrictions, and suitability for Buyer’s intended use.*
Any acreage, dimensions, maps, photographs, GPS coordinates, descriptions, or other information provided by Seller are for informational and advertising purposes only and MUST BE INDEPENDENTLY VERIFIED BY BUYER PRIOR TO PURCHASE.
No oral statement, representation, promise, or agreement shall be binding upon Seller unless expressly included in a written agreement signed by Seller.
Buyer authorizes PayPal, the applicable credit card company, or payment processor to process this transaction and acknowledges that Buyer is purchasing the property voluntarily based upon Buyer’s own investigation, research, inspection, and independent due diligence.
ALL SALES ARE FINAL
ALL DEPOSITS PAID FOR ANY PROPERTY ARE NON-REFUNDABLE.
Buyer understands and agrees that there are NO REFUNDS, EXCHANGES, CANCELLATIONS, OR COOLING-OFF PERIODS applicable to the purchase of land or real property, except as may otherwise be required by applicable law.
Buyer further acknowledges that Buyer has had the opportunity to personally inspect the property before purchase. If Buyer has visited or physically inspected the property, Buyer agrees to notify Seller in writing at sales@commonlots.net.
BUYER ACKNOWLEDGMENT
BY CHECKING THIS BOX AND SUBMITTING PAYMENT, BUYER CONFIRMS THAT ALL DESIRED DUE DILIGENCE HAS BEEN COMPLETED, THAT ALL DEPOSITS AND PAYMENTS MADE TOWARD THE PROPERTY ARE NON-REFUNDABLE, AND THAT BUYER AGREES TO PROCEED WITH THE PURCHASE UNDER THESE TERMS.
